"Inquiries were going through the roof," Orly said, but those who take the property seriously before the April 10 auction were "people of the industry – builders, interior designers and architects."

They can do all the work alone and unlike many inner-bedders a city is a decent size at 50 square feet.

He said the price guide has tried some early buyers, but they soon change their mind when they see it.

"It takes a lot of work," Orly admits.

"It's being sold by the NSW Trustee and the Guardian so we do not know how it got to the current state – all I know is that it will definitely be sold at auction.

"And it's really a unique property and I have not seen anything like it in a long time."
