Companies begin to disembark at Porto Maravilha

The movement is still timid, but gradually the buildings built at Porto Maravilha begin to receive offices and companies. In recent months, seven companies have announced changes to the Port Region, including Nissan, Bradesco Seguros, Startup and Granado. There will be four thousand more people circulating daily through the districts of Santo Cristo, Gamboa and Saúde. The expectation is more than double the movement in the area until next year. According to Antonio Carlos Barbosa, president of the Rio de Janeiro City Development Company (Cdurp) – the city's manager in the region's operation – the process is slow, but a bit more consistent:

"The occupations will come slowly." The decision of an entrepreneur to come and stay takes at least three years. Part of the criticism we receive is about the scarcity of services and restaurants. But with the coming companies, the service industry will follow. The challenge now is to occupy the region for 24 hours with housing.

Among the companies that are disembarking in the region, one of the highlights is Bradesco Seguros, which bought Port Corporate – near Novo Rio Bus Station – and will occupy the 18 floors of the building with 3,000 employees. Tishman Speyer Brazil moved to the Aqwa Corporate building in front of Samba City with 15 employees from Rio. Japanese Nissan also took its 160 workers to an entire floor of the same building.

– We thought it best to implement a virtual office pilot project in Porto, in a new and developed building. For this, there was adequate structure and implementation of a new way of working. It was the first place in Latin America where Nissan implemented that – said Marco Silva, president of Nissan Brazil.

Granado took more than 200 employees to the region.

– We decided to move to a modern, comfortable and central building. In addition to the quality and infrastructure, the price was attractive, and the location easily accessible, especially by the VLT (Light Rail Vehicle) and being close to Via Binary – said Christopher Freeman, president of the company.

The vacancy rate at Porto Maravilha fell from 87.5% to 75.1% between the end of last year and June of this year, but it is still the largest in the city, according to Newmark Grubb.

About 30 thousand people live in the area

The Minister of Cities, Alexandre Baldy, announced in August this year that the federal government intended to establish a partnership with Caixa Econômica Federal to build five thousand units of the popular housing program "Minha Casa, Minha Vida" Today, 29,800 people live in the area, which has the capacity to receive 400,000 residents.

At the time of the promise, which has not yet gone out of print, Rio's City Hall and Caixa signed an agreement for the resumption of the Porto Maravilha Public-Private Partnership (PPP), in the amount of R $ 147 million, the Real Estate Investment Fund Porto Maravilha (FIIPM). This was created by the Fund of Guarantee of the Time of Service (FGTS) and is administered by Caixa Econômica Federal.

Market missed property prices

In order to finance investments in the Port Region for 15 years, Additional Building Potential Certificates (Cepacs) were launched, but the negotiation of these titles – which came to record great appreciation with the euphoria of the revitalization of the region and the holding of the 2016 Olympic Games – Packed shortly after launch. Each title equals a quantity of square meters intended for construction on site. The company that wants to build a venture has to buy a certain number of roles. Their value varies according to the desired area within Porto Maravilha. But the deal did not take off.

According to Rubem Vasconcelos, vice president of the Association of Real Estate Market Managers (Ademi) and president of Patrimóvel real estate, there was an error in pricing the properties at the beginning of the occupation of the region.

– Porto had to have started its occupation with real estate prices below the values charged at Botafogo and Flamengo, but the pricing was done in the wrong way, and only now supply and demand are beginning to adjust, attracting investors – assessed Vasconcelos , adding that the development of the region depends on the creation of housing and the installation of schools and hospitals.

For Bradesco Seguros, the project for a new headquarters was motivated by the potential of the region and the location close to the main access roads to Rio – Avenida Brasil, Linha Vermelha and Ponte Rio-Niterói -, ensuring mobility.

Testimony – Rilden Albuquerque, manager of Economic and Social Development at Cdurp

"This new demand will attract business to the Porto Maravilha region, and we believe that new restaurants, gyms, shops and all kinds of services that workers will consume will come in. And this is an incredible job creation opportunity for the locals here. that the new opportunities will be reflected in the increase in the circulation of people ".
